Sacramento | $1.385 Million

A midcentury-modern house built in 1968, with three bedrooms and three bathrooms, on a 0.4-acre lot

This house was designed by John Harvey Carter, an architect who designed more than 400 private and public buildings in the Sacramento area and served as a member of the city’s planning commission. It has been owned by the same family since it was built, and the sellers have updated the bathrooms and the kitchen while maintaining the original layout, which includes midcentury flourishes like a sunken living room and a reflecting pool.

The property is near the American River, and a number of riverfront parks are within a 20-minute drive, as is downtown Sacramento.

Size: 2,232 square feet

Price per square foot: $621

Indoors: A long walkway leads from the street to the bright orange front door, flanked by frosted-glass walls. The foyer is illuminated by a starburst chandelier and has aqua paneling that divides it from the dining area.

To the left is a light-filled living room that has floor-to-ceiling windows overlooking the reflecting pool just outside, as well as a sunken area with plush white carpeting that surrounds a central firepit.

A corridor lined with windows extends from the living room to a dining room framed by the aqua paneling from the foyer. Beyond the dining room is a kitchen with glossy wood cabinets and new stainless-steel appliances. On the other side of the kitchen is a sitting area with windows facing the reflecting pool on one side and the backyard on the other.

The first bedroom suite is to the right of this space; the bathroom is behind one door and the bedroom, currently used as a home office, is behind another. A second bedroom is down a hallway off the foyer, and has direct access to a deck; the en suite bathroom has a washer and dryer and a new walk-in shower. At the far end of the hall is the primary suite, which has floor-to-ceiling windows facing the side yard and a bathroom with a large walk-in shower and a sleek soaking tub.

Outdoor space: The reflecting pool extends from the center of the house. A path of concrete blocks, raised above the water, leads to a large deck that wraps around the side of the house. The backyard is enclosed by a new wood fence lined with trees, some of which bear citrus fruit. Two covered parking spots sit under a carport at the front of the house.

Taxes: $17,316 (estimated)

Los Angeles | $1.398 Million

A two-bedroom, two-bathroom condominium in a 2005 building with seven units

This quiet building is a few blocks south of bustling Santa Monica Boulevard and a stone’s throw from Westfield Century City, an upscale shopping mall with a 15-screen movie theater. Two golf courses — a private one at the Los Angeles Country Club and a public course at Rancho Park — are 10 minutes away.

The location is good for commuters, with an entrance to the 405 freeway about two miles away. Beverly Hills High School is less than a mile away, and U.C.L.A. is a 10-minute drive.

Size: 1,441 square feet

Price per square foot: $970

Indoors: The front door of this corner unit opens into a living area with recessed lighting, sliding-glass doors that open to a balcony and a fireplace framed by neutral limestone. The hardwood floors, recently added by the seller, extend into a dining area that sits in front of the kitchen, which has new appliances (including a Viking range), Caesarstone counters and a breakfast bar big enough for two.

A hallway off the dining area leads to the bedrooms. The guest room is large enough to hold a queen-size bed and a dresser, and has glass doors that open to a Juliet-style balcony; the bathroom next door has a walk-in shower. The primary suite, at the end of the hall, has a fireplace, its own Juliet balcony and a walk-in closet with custom shelving; the bathroom has a separate soaking tub and shower.

Outdoor space: The balcony off the living room is covered, and big enough to hold a set of chairs and a cafe table. It has a view of the street, with the gleaming office towers of Century City visible in the distance. This unit comes with two spots in the building’s secure garage, which also has storage closets.

Taxes: $17,472 (estimated), plus a $500 monthly homeowner association fee

Long Beach | $1,399,999

A 1953 Cliff May-designed ranch house, with three bedrooms and two bathrooms, on a 0.1-acre lot

Built mostly in the mid-1950s, Cliff May’s Rancho Estates homes married the popular single-family ranch-house style with elements of midcentury design that emphasized clean lines and minimal ornamentation. This house has been sensitively updated, retaining a floor plan that promotes indoor-outdoor living, and many of the rooms have direct access to the outdoors.

El Dorado Park, with its dog park, duck pond and archery range, is nearby. A well-ranked public elementary school is about a mile away, and a shopping center with a grocery store and a drugstore is less than a five-minute drive.

Size: 1,851 square feet

Price per square foot: $756

Indoors: The front door is on the side of the house, with a wooden privacy wall shielding the front courtyard from the street. The flooring in the foyer, and throughout the house, is wide-plank hardwood.

To the right of the entry is a bright sitting room with glass doors that open to the main patio. Off this space is an office with an accent wall papered in a banana-leaf print and more patio-facing doors.

To the left of the entry is an open living area with a black-painted brick fireplace, space for a sofa and a dining table, and windows that look out over the driveway on one side of the room and the rear deck on the other.

The kitchen is also open, and divided from the dining area by a center island with storage and a built-in range. The countertops are white quartz, and the backsplash is made from pale-blue tile with a starburst pattern.

The primary bedroom is directly opposite the front door, with glass doors that open to an outdoor kitchen and a built-in bar on the front patio; the en suite bathroom has a shower tiled in gray and a vanity that sits beneath a round mirror.

Two guest rooms are off the kitchen; one has deck access. They share a full bathroom with a combination tub and shower.

Outdoor space: The home has two distinct outdoor spaces. The front patio can be reached from the sitting room, the office and the primary suite; it has outdoor cooking facilities, a platform with space for a firepit and chairs, and a covered area for a dining table. A more intimate outdoor space, off the kitchen, is surrounded by a wood fence and topped by a wood canopy; it has a built-in bench and space for a second table. The attached garage holds one car, with room for another in the driveway.
